Preparation of a welcome pack for your new tenant
Tenant satisfaction and retention are critical to success in rental management. One way to make a positive first impression is to provide new tenants with a move-in pack. Move-in packs can be very elaborate or just a few inexpensive but thoughtful items. We provide your new tenant with a simple move-in pack with a few useful items that they will need.

Many owners and managers with just one rental property or a small studio or flat to rent do not worry about detailed rules and regulations because they think the tenancy agreement covers it all. But setting up some basic rules that can easily be changed as necessary upon proper written notice to the tenants is a good idea. Doing so ensures that you and your tenants are on the same page and gives you flexibility as you manage your property.
This document is specific to agents & or landlords request (this document reinforces any areas of concern for agents & or landlords), tenants will be given the chance to read & signed the document during inspection, tenants will be given the chance to ask questions so that each rule is clarified.

- Tenant Information Letter
The key to success in managing rental properties is to develop an efficient system that reduces the time you spend managing those properties, A good way to minimise your phone calls from tenants is to use our TIL (tenant information letter) out ling all your policies and procedures that are too detailed to include in your tenancy agreement. We can also attach information on the proper operation and care of appliances (information will have to be supplied), plus other important information that they should know about the rental property
We customise the letter to present the policies and procedures you have mentioned for each rental property. Although the letter is customised for each property here are some of the items we include:
- Property manager's name & contact number
- Procedures to follow in case of emergency
- Procedures for the return of the tenant's deposit
- Property procedure for requesting maintenance & repairs
- Charges & procedures for lost keys
- Quarterly & annual inventories & safety inspection information
- Utility shut-off locations, including a separate diagram for the individual property
- Rubbish collection and recycling programme information
- Parking policies
Maintains assistance
For one of our most unbeatable services, we offer two hours maintenance assistance when tenants first move in. Every new tenant needs to hang a few pictures or install a paper towel holder or some other minor maintenance work that makes them feel at home (work is conducted under the strict guidance of agents & or landlords). We can provide agents & landlords with our list of suggested items for our handyman, (items they feel are needed can be added to this list by the agent & or landlord) giving the new tenants a guideline of things they can get done in their new home.
Tenants Moving-in Pack
We provide a moving-in pack with a few useful items that tenants will need in the first couple of days:
- A couple of bottles of mineral water in the fridge
- A bar of soap & paper towels in the kitchen
- A pad of paper and a pen by the telephone
- Roll of toilet paper in the bathroom, surprisingly handy in the first couple of days when everything packed away in boxes
- Menus from the local takeaway pizza place or Indian restaurant again surprisingly useful for tenants who haven’t yet unpacked their pots and pans
