Inventory Service
The initial inspection will be completed at the beginning of the tenancy and quarterly thereafter, in order to check for any obvious signs of misuse or damage to the property, and to make sure that the tenants are not experiencing any problems. Further regular inspections will be carried out if necessary. Our agents & landlords are advised via email or phone once an inspection has been completed.
Check-in
- The clerk will check the condition of the property noting the decoration and condition of all listed items, providing an overall schedule of condition which we ask the tenant to sign
- Taking all meter readings (gas and electricity)
- Identifying to tenants utility shut-off points, including separate utility location diagrams
- Conducting smoke detector test in the presents of tenants and obtaining their signatures to identify it’s condition
- Teaching and presenting tenants with documentation on safe monthly smoke detector tests
- Conducting burglar alarm test in the presents of tenants and obtaining their signature
- Informing and providing with documentation of rubbish collection and recycling programmes
- Video clips identifying key areas of concern (check in & check out)
- Digital photo’s of each room (can be emailed & or stored on CD)
Check-out
- The clerk will check the condition of the items within the property noting any changes to the inventory or condition of items and any damage to property caused throughout the tenancy
- Making recommendations of the cause of any damages & providing costing estimates for fixtures
- Taking meter readings and again ensuring that tenant signs the schedule of condition
- Video clips identifying key areas of concern (check in & check out)
- Digital photo’s of each room (can be emailed & or stored on CD)
Tenancy inspections
- Agents & Landlords can request for Quarterly and or a yearly tenancy inspection service

- An in-depth listing & condition of decoration, fixtures, fittings & furniture content
- A free inspection during the tenancy term
